The village of Membury is a thriving Devon village which has a Primary School, Parish Church, Village Hall and the Post Office & Stores which is right in the heart of the village. It is situated in the Blackdown Hills Conservation Area and is in an Area of Outstanding Natural Beauty.
It is approximately 4 miles from the Market town of Axminster with a wide range of shops and other facilities. There is a main line railway station with connections to Exeter and London Waterloo (2 3/4 hours). The town of Honiton is about 9 miles distant, also with main line railway connections. The coastal resort of Lyme Regis, part of the 'Jurassic Coast' is 10 miles away and both Taunton and Exeter are within 40 minutes driving distance with access to the M5 motorway.
Membury also falls within the catchment area of the renowned Colyton Grammar School.
From Axminster proceed down Castle Hill and continue over the railway crossing then proceed 3 miles to Membury. At Starcross turn left and continue down the hill following the road round to the left. The Post Office and Stores will be found on the left hand side.
The business has been in the hands of the current vendors for over 10 years and during that time they have built up the business which is now not only a thriving business but a true hub of the community. There is a large 4 bedroom house which is attached to the Post Office and Stores which we believe was built in around 1926. The property has many features associated with a property built in the era along with high ceilings, many original sash windows and open fireplaces.
The Post Office & Stores stocks everything for day-to-day shopping and offers a great deal of local produce. More recently they have further developed the business to include a personal alcohol licence, with a Cafe and Friday night pub. The Post Office and Stores are well equipped with a mixture of modern and many orginal wooden storage displays, with a serving counter and internal enclosed post office counter/office. To the rear of this a large area for storing alcohol for the Friday Pub night etc. Access is gained from the rear of the shop to the Food Preparation Room which in turn gives access to the Tea Room/Cafe beyond. The Cafe is separated into two areas. A smaller raised area with a table and bookshelving surrounding and a customer toilet off. Steps lead down to a large open cafe area with a number of tables and at the end of this room are bi-fold doors that can open directly to the 'alfresco' seating area in front. The cafe can accommodate approximately 25 covers. To the front of the shop is an area with seating for customers and a garden area with picnic tables where barbecues have been held. There is also an original red Telephone box which adds character to the setting.
The Post Office and Store has served the village since 1926 and the current owners have run the business for over ten years and have built up a loyal and regular customer base. They have created a real community hub which is well supported by the local residents.

Reason For Selling:
The present owners have run the business since 2004 and are now looking to retire from the Post Office and Stores. However, they will still live in the village and are very happy to offer handover support if required by any new owner.
There is no other shop, cafe or pub close by. The nearest supermarket and shops are in Axminster which is approximately 3.5 miles distant. The semi rural location of Membury does truly add to the need of a convenience store and this is why the store is so popular.
